Additional Fees may be incurred:
- Courier/postage/overnight delivery fees, if applicable.
- Any charges to Innovative Edge Processing for borrower verifications, etc., including toll-free telephone charges and service fees (i.e. The Work Number, “1-900” charges for VODs etc.).
- Additional fees for work done beyond the Terms of the Agreement may be negotiated on a case-by-case basis.
- Innovative Edge Processing will provide a detailed invoice documenting all fees and expenses. Our loan processing fee is paid at the time of the closing by the Mortgage Advisor, the Mortgage Broker, or on the settlement statement as a third-party line item.
Required from the Client:
- Completed Processing Submission Form
- Completed and signed 1003
- Completed and signed Good Faith Estimate
- Completed and signed TIL
- Completed and signed Disclosures
- Tri-merge credit report
- DU/LP automated underwriting decision
- Fees worksheets (if applicable)
- 30 days’ pay stubs for all borrowers
- Last 2 years W2’s for all borrower
- Last 2 months bank statements for checking, savings, and any other assets accounts you wish to
use to qualify
- Homeowner’s insurance information
- Condo Association information
- Copy of Driver’s License for all parties
- Copy of Social Security card for Government loans
Additional Information As Applicable:
- Copy of P & S
- Copy of Earnest Money Deposit
- VA Certificate of Eligibility
- DD-214
- Award Letters and most recent check for Social Security, military, retirement, or other benefits
For Self-employed borrowers:
- Last 2 years personal and business tax returns signed in blue ink
- Current P & S statement
- Year-to-date Balance Sheet
What We Do:
- Upload file to DU/LP and review the findings.
- Complete processing of the file, submission to the Investor's Underwriters, clearing of all conditions and arranging the loan closing.
