Process
What to expect.
We will customize each working relationship to fit your needs as a Mortgage Advisor. In most situations, the loan file will be emailed to us, upon which we will confirm receipt and begin to process your file within 24 hours. Once the file has been submitted to the Underwriter, we will await the Underwriting decision. Subsequently, we will gather all the necessary documents to fulfill the Underwriting decision and help to expedite the closing of the loan. Innovative Edge Processing, Inc. will coordinate the closing and assist the Mortgage Advisor through the funding of the loan. We will be keeping the Mortgage Advisor informed on the status of the loan throughout the entire process. They will never be left wondering what is going on, and when their loan will be completed.
**We are NOT responsible to keep records of closed files.
What we do…
Within the first 24 hours, we will:
- Confirm receipt of the electronic file by calling or emailing the Mortgage Advisor.
- Input the loan and review the file for accuracy and completeness.
- Review the DU/LP findings.
- Notify the Mortgage Advisor of any missing items and ask/answer any questions about the file.
- Initiate an introductory call or e-mail to the borrower(s) informing them of any additional information or documents needed to close the loan and meet the closing date expectations (If authorized by the Mortgage Advisor).

- Email Gina at gina@innovativeedgeprocessing.com or call 508-731-6178, and a copy of (1) the loan processing agreement and (2) loan submission form will be sent directly to you.
- Completely fill out and sign (1) the loan processing agreement and (2) loan submission form. Send both forms back to Gina via email.
- Email your Point/Encompass/Lending Pad/Arive file over to gina@innovativeedgeprocessing.com, and we will confirm receipt and begin to process your file within 24 hours. Please email password in a separate e-mail.
